10 tips for preparing your property for sale viewings

Preparing your property for sale and ensuring it is looking its best is an essential step ahead of the photographer arriving to take pictures and potential buyers coming for viewings.  By taking the time to make your property inviting, you can help maximise the eventual sale price.  Here are our top tips to help you prepare your house for sale and to maximise the impact of viewings.

1 – Preparing Your Property – Deep Clean

Give your house a thorough cleaning from top to bottom. Pay extra attention to the kitchen, bathrooms, and floors. A sparkling clean home leaves a positive impression on buyers and enhances the overall appeal.

2 – Declutter and Depersonalise

Remove personal items, excessive furniture, and unnecessary belongings. A clean and clutter-free space allows buyers to see how they would live in the house rather than how you live in it.

3 – Repairs and Maintenance

Fix any visible damage, such as leaky taps, broken handles, or cracks in walls. Take care of minor repairs, as they can create a negative perception of your property.

4 – Enhance Curb Appeal

First impressions matter after preparing your property! Maintain the garden, cut the grass, weed, trim hedges and get rid of broken furniture and pots.  If you’ve not painted the fence or the shed for a while, think about doing it now.

5 – Create a blank Canvas on walls

Painting walls isn’t usually necessary unless they are in a terrible state, but if you do decide to do so, opt for neutral shades that create a blank canvas for buyers to project their own style.

6 – Take the dog for a walk

It is best to arrange to have somebody take your dogs for a walk while a viewing is taking place.  Viewers may have allergies or may be scared of dogs.  It is always a nice touch to deploy air fresheners in areas where pets hang out.

7 – Organise Storage Spaces

Storage space is often at a premium in properties, particularly modern ones.  Viewers will probably want to look into cupboards and attics, so tidy them up as much as possible.

8 – Highlight Unique Features

Emphasize the unique features of your home. Whether it’s a beautiful fireplace, architectural details, or stunning views, make sure these stand out and are well presented to potential buyers.

9 – Be A Helpful Host

Viewers may want to know information about the locale, such as schools, bus stops, parks and shops. Be honest with them and don’t complicate matters.  Keep pets out of the way.  Give them space to explore the property on their own.

10 – Once you’ve done all of the above, get in touch to arrange a valuation!

Preparing your property for sale is a crucial step in attracting buyers and obtaining the best possible sale price. By following these ten tips, you can create a welcoming, clean, and appealing environment that will make a lasting impression on potential buyers. Invest the time and effort into preparing your house, and you’ll increase your chances of a successful sale. One of the first steps you’ll take after deciding to sell is to arrange a valuation of your property from either Keys Estate Agency (in the West) or our in-house team (in the East) – this also gives you an opportunity to ask questions and get advice on your property’s unique circumstances.

If you’ve not got the time or the skills to do all of the above, or if you have an empty property to sell, then consider a STAGING SERVICE as an alternative.
