Meet Sarah Greenan: Putting People at the Heart of Property

Sarah brings a genuine passion for helping people through one of life’s biggest decisions, along with the kind of calm, approachable manner that makes all the difference when you’re buying or selling a home.

We sat down with Sarah to find out what drew her to law, why she chose Wallace Quinn, and what clients can expect when working with her.

A people-focused route into law

For Sarah, the path into law was always about people. She decided in her final year of school, drawn not by any family tradition in the profession, but by the work itself.

“It was just something that intrigued me. I wanted to learn more about it. You’re dealing with people a lot, and that was what attracted me to it.”

After completing her degree and diploma, Sarah built her foundation in the deeds department at her previous firm, gaining experience with standard securities and registrations before moving into a traineeship focused on residential conveyancing. Over three and a half years, she developed strong practical skills managing property transactions across Scotland.

Why Wallace Quinn?

Having recently moved to the local area, Sarah was looking for a firm that felt like part of the community it serves. But it was more than just convenience that attracted her to Wallace Quinn – it was the way the firm works with its clients.

“I like the fact that the clients are popping in. You’re meeting your clients, you’re speaking to them a lot. Where I worked before, it was email-driven and very process-driven – you’re dealing with people all over Scotland, but you never really got to meet anybody or speak to them face to face. The approach that Wallace Quinn takes just seemed to be something that I’ve quite enjoyed.”

That shift from a process-driven environment to one built around personal engagement was exactly what Sarah was looking for. At Wallace Quinn, she now manages her cases end-to-end – giving her the autonomy to get to know the people she’s working for and see them through from first conversation to collecting their keys.

Supporting buyers and sellers at every stage

Sarah works primarily with residential clients – first-time buyers, home movers, and buy-to-let investors. She understands that for many people, buying or selling a home can feel overwhelming, particularly if it’s their first time or they’ve had a difficult experience in the past.

“Especially if you’ve got a client who’s particularly nervous – maybe a first-time buyer who isn’t used to the process, or someone who’s used a different solicitor in the past and not had the best experience – I think it just makes it easier if you know your clients are getting a good experience and you can take a bit of the stress off them.”

She also finds that clients are often surprised by what goes on behind the scenes. One common misconception is around missives – the formal exchange of contracts between solicitors.

“Sometimes it takes a minute to send them an email and let them know there’s no update. You could be waiting for the factors or waiting for the council. But just letting them know you’ve followed up, you’re waiting – so they know it’s not fell off anywhere. You’re still on top of things.”

Keeping you in the picture

Ask Sarah what matters most in her work, and the answer comes quickly: communication. She believes good communication isn’t just about passing on news – it’s about making sure clients feel looked after, even when there’s nothing new to report.

“Everyone has this idea that they need to sign the missives. I always say to clients: it’s not for them to sign. We’ll always take their instructions – it’s always what they want – but it isn’t a physical document for them to sign as such.”

Rather than relying on emails alone, Sarah often prefers to pick up the phone.

“I think sometimes it’s better just to pick up the phone. Things can get a wee bit misconstrued in emails. Sometimes it’s just something quite minor you need to clarify, and a quick call can put clients at ease.”

She’s also a firm believer in clients reading their correspondence carefully – property transactions move quickly, and being well-informed helps you feel more in control.

“I’d always say: just read everything that comes through and really take the time to digest it. If it’s time-sensitive, that’s great, get back to us. But if it’s information, take your time, maybe read it over again – it’s an important thing you’re doing.”

Looking ahead

Alongside her residential conveyancing work, Sarah has a keen interest in developing her skills in private client matters, including wills and powers of attorney, having already completed the STEP certification during her traineeship. She’s also looking forward to gaining experience in commercial leasing – an area well supported at Wallace Quinn.

Her ambition, though, is rooted in something simpler.

“I would hope that I could be a trusted face at Wallace Quinn – somebody that clients would return to, or come back to, so I could at least direct them if they were looking for powers of attorney or wills. Just being a face that people know they can come back to for queries, or someone they’d be happy to recommend to their friends and family.”

Outside the office

When she’s not at her desk, Sarah is refreshingly honest about how she spends her time.

“I couldn’t even lie and say that I go to the gym! I like to go shopping, see my friends at the weekend, see my family. I was back up at my mum’s as soon as I moved out. And then just go home, cook a nice dinner, and watch a true-crime documentary. My wee homebody, I’d say.”

Her mornings start with coffee; the rest of the day, by her own admission, runs on about five cups of tea.
