Land Register Titles

Title download

This is the charge for downloading an official copy of the title register from the Land Register of Scotland, which provides a definitive record of the property, ownership, and any encumbrances. 

Cost of Legal Report

Covers the cost of a legal report that investigates and confirms the legal status of the property, checking for encumbrances or other issues that could affect the equity release. 

Registration per Discharge

This fee is for the formal deregistration of a charge or mortgage from the property’s title in the Land Register. 

Registration of Advance Notice

Charged for registering an advance notice that secures a priority period for a planned transaction, preventing other transactions from affecting the rights being secured. 

Sasine Titles

Legal Report

Covers the cost of a legal report for properties recorded in the Sasine Register, which is an older system of recording land titles in Scotland. 

Plans Report

Covers the cost of preparing a detailed plans report, essential when dealing with Sasine titles where exact boundaries and extents of the property need to be documented. 

Deed Plan

This fee is for the creation of a deed plan for properties in the Sasine Register, necessary when changes to the property are not clearly defined or recorded. 

Registration per Discharge

Similar to the above, this fee is for deregistering a charge or mortgage from a Sasine title. 

Registration of Advance Notice

This fee also applies to the Sasine Register, securing a priority period for intended transactions in a similar way to the Land Register.

Preparation of Voluntary Registration

This fee is payable for the preparation of an application to a property with the Land Register of Scotland on a voluntary basis. It is required in cases where properties have not previously been registered.

Multiple Discharge Fee

Charged for processing the discharge of multiple securities or mortgages against a property. This is essential in clearing the title for equity release. 

Preparation of New Deed Plan

This is charged for creating a new deed plan, required when there have been changes to the land or property boundaries that need legal recognition and updating in the property deeds. 

Bank Transfer Charge

This fee applies to bank transfers involving sums that exceed £20,000, covering the administrative costs and additional security measures required for handling large transactions. 

Amiqus Verification Check

This is a fee for performing identity and background checks using the Amiqus system, ensuring compliance with legal standards, particularly those related to anti-money laundering regulations. 

Electronic File Archiving

Covers the costs related to the electronic storage and preservation of legal documents associated with the equity release transaction. 

Postage and Incidents

A general fee for miscellaneous expenses such as postage and the physical handling of documents.
