Home Report - What is it and what is required?

Since 1st December 2008, every property marketed for sale in Scotland must have a Home Report. This is a pack containing information that buyers need to make an informed decision on whether to make an offer on a property. The Home Report needs to be ready before we begin to market your property. It contains a SINGLE SURVEY, which values the property and gives an overview of its condition and an ENERGY REPORT, which gives the property an energy efficiency rating and offers advice on how fuel cost savings could be achieved through home improvements. Finally, there is a PROPERTY QUESTIONNAIRE which you must complete and asks questions such as whether your neighbours can walk through your garden or whether you have made any alterations to the building.

Property Viewing - what is involved?

We will deal with all potential buyers on your behalf and arrange property viewings. Buyers can contact us from 9am until 9pm on weekdays and from 10am until 4pm on weekends. You may find a buyer quickly, but if not, we’ll contact you regularly to review and if necessary amend our sales strategy. Together we’ll find the next person in your property’s story.

How much will it cost to market and sell my property?

Our fees are split into ESTATE AGENCY and CONVEYANCING charges. The Estate Agency services deal with the marketing of your home, while the conveyancing services are the fees for the legal documents and processes required.

Our conveyancing fees are fixed, while the estate agency fees vary depending on the advertising options we agree on.
