We’re Serious About Selling
Once we have received your instruction to market your home for sale, our property manager Margaret McMillan, or one of her experienced team, will meet with you to discuss the price your property could fetch in the current market and decide on the best places and methods to advertise.
We’ll also start to prepare the Home Report and all other documents necessary to sell your home – ensuring that the process runs as smoothly and quickly as possible.
Wallace Quinn are both Estate Agents and Solicitors – that means every aspect of the process will be handled in house.
However, if you already have a solicitor, we can market your home with our stand-alone Estate Agency service.
Since 1st December 2008, every property marketed for sale in Scotland must have a Home Report. This is a pack containing information that buyers need to make an informed decision on whether to make an offer on a property. The Home Report needs to be ready before we begin to market your property. It contains a SINGLE SURVEY, which values the property and gives an overview of its condition and an ENERGY REPORT, which gives the property an energy efficiency rating and offers advice on how fuel cost savings could be achieved through home improvements. Finally, there is a PROPERTY QUESTIONNAIRE which you must complete and asks questions such as whether your neighbours can walk through your garden or whether you have made any alterations to the building.
We’ll prepare a SCHEDULE which will contain pictures of your property, room layouts, sizes and descriptions – all designed to help buyers begin to make a connection with your property. The schedule will be available in both printed and electronic form. We’ll erect a FOR SALE board at your property. We’ll arrange ONLINE ADVERTISING at www.gspc.co.uk, www.rightmove.co.uk and www.onthemarket.com. We’ll also advertise on the property search sections of a number of other leading internet service providers. We also arrange NEWSPAPER advertising in the popular GSPC property guide.
The Sales Journey
We will deal with all potential buyers on your behalf and arrange property viewings. Buyers can contact us from 9am until 9pm on weekdays and from 10am until 4pm on weekends. You may find a buyer quickly, but if not, we’ll contact you regularly to review and if necessary amend our sales strategy. Together we’ll find the next person in your property’s story.
The Sales Process
Once we have found a buyer and you have accepted their offer, the CONVEYANCING process begins. We have a separate fact sheet which takes you through this process in more detail. Generally it takes around six to eight weeks from you accepting an offer to handing over the keys to the new owner.
How Much Will It Cost?
Our fees are split into ESTATE AGENCY and CONVEYANCING charges. The Estate Agency services deal with the marketing of your home, while the conveyancing services are the fees for the legal documents and processes required.
Our conveyancing fees are fixed, while the estate agency fees vary depending on the advertising options we agree on.
